Long Island Home Inspections

A home inspection is a careful visual examination of the house and its major components & systems.  A proper inspection takes at least two to three hours for a typical one-family residence.  The purpose of the inspection is to provide the buyer with peace of mind by providing a realistic understanding of the property being purchased.   The report outlines significant defects and potential problems that may exist and includes estimated costs for both major and minor repairs.

Types of inspections:

• Pre-purchase - "know before you buy."
• Seller inspections - "get the optimum price" and avoid surprises when the buyer's inspector comes.
• New home inspections - "not all home builders are equal."  Find the loose ends before the deal closes. 

Our inspections cover:

• Structural components: foundation and framing.
• Potential environmental problems: lead paint, asbestos, underground oil tanks, mold & mildew.
• Electrical panels, wiring, outlets and fixtures.
• Exterior parts of the house: roofs, chimneys, flashings, gutters, leaders, siding,etc.
• Interior areas of the house: walls, ceilings, floors, doors, windows, appliances, etc.
• Heating, ventilating, plumbing and air conditioning systems.
• Paved areas, driveways, landings, decks, grading and drainage.
• Additional structures on the property: pools, sheds, docks, seawalls, guest houses, etc.
• Inspection for wood destroying insects, rodents and other unwanted intruders.

We conduct a thorough, hands-on inspection of the property.  If the client is present at the inspection, we provide a verbal report on site.  If the client cannot be present, we provide the verbal report by phone, as soon as possible after the inspection.

We then write a detailed, customized, report (not a checklist) summarizing the condition of each part of the house, explaining the repairs that are necessary, and itemizing cost estimates for each repair.  This report is sent by email, fax, mail or through this website (see Download Report).

We also complete the NPMA Wood Destroying Insect Report detailing what action, if any, needs to be taken for infestation of termites, powder post beetles, carpenter ants and other wood destroying insects.  This form is required by lending institutions in order to close on a property purchase.

We then provide the buyer's attorney with a copy of the written home inspection report by email or fax.
