The purpose of the inspection is to provide the buyer with peace of mind by providing a realistic understanding of the property being purchased. Remember - Lloyd Howell is a licensed New York State professional engineer. We provide detailed engineer's inspections on Long Island. Our reports are customized for each client and designed to represent the true condition of the property. We conduct a thorough, hands-on inspection of the property. If the client is present at the inspection, we provide a verbal report on site. If the client cannot be present, we provide the verbal report by phone, as soon as possible after the inspection. We then write a detailed, customized, report (not a checklist) summarizing the condition of each part of the house, explaining the repairs that are necessary, and itemizing cost estimates for each repair. This report is sent by email, fax, mail or through this website (see Download Report). We also complete the NPMA Wood Destroying Insect Report detailing what action, if any, needs to be taken for infestation of termites, powder post beetles, carpenter ants and other wood destroying insects. This form is required by lending institutions in order to close on a property purchase. We then provide the buyer's attorney with a copy of the written home inspection report by email or fax.
